Will there be a pool and a community center?
Yes! The developers are proposing to build a pool and a community center in phase 2. More details on this will be available soon!
Can I bring my own Builder?
Yes! You absolutely may bring your own builder. Your builder must be approved by the Architectural Control Committee and will be responsible for following the ACC Guidelines.
How much does it cost to reserve a home site in Lakes At Telaga?
There is a $5000 deposit for a lot option. Lots must be closed on within 30 days of exercising a lot option agreement unless otherwise agreed to with the developer.
What are the Homeowners Association Dues?
The Homeowner Association Dues are $150 per month and they cover the following:
- Landscaping and Lake Maintenance
- Your domestic water from the community water system
- Your Middleton City Sewer service
- Your pressurized irrigation
Can I build a shop or R.V. Garage?
Yes! You may build a detached structure on your home site, however the structure will match in appearance to the main structure. R. V. Garages will be allowed; however, the garage door will need to be screened from view in some manner and will be an architecturally designed door approved by the ACC.
Can I use a boat on the lakes?
No, however fishing from the banks will be allowed for residents and guests of residents only. Docks will not be allowed.
When will I be able to begin construction of a new home?
That depends! Once you have finalized plans with your builder, it takes about two weeks to be issued a building permit in Canyon County.
I work from home – can I get high-speed internet access?
Yes! Qwest has installed a Fiber-Optic cable to our community and High-Speed internet access will be available to you.
Can my home design include a basement?
Basements are not allowed within Lakes At Telaga because the water table is too high during the Summer months.
What styles of homes will be in Lakes At Telaga?
The Lakes At Telaga Architectural Design Guidelines call for all homes to be Stucco exterior with stone and timber accents. The predominant styles will be Sun Valley, Tuscan, and Mediterranean. All homes will pay equal attention to the front elevations as well as the back elevations so that the homes within the community look appropriate from every angle.
What is the minimum size for the homes in Lakes At Telaga?
Single level homes must be at least 2800 Sq. Ft. and Two-Story homes must be at least 3200 Sq. Ft. in size not including garages or porches.
How many homes will be in Lakes At Telaga?
There are 120 home sites in Lakes At Telaga.
Can I build a fence around my property?
Yes! Fencing will be allowed, but it will conform the ACC required type of fencing – Black Wrought Iron, 5’ tall max.
Can I build a structure on the banks of the lake?
No! Buildings will not be allowed on the banks of the lakes so as to not interfere with neighboring property owners’ view of the lake. The minimum distance for any improvement is 25’ from the top of slope of the Lake. Fencing must be a minimum of 5’ from the top of slope of the lake.
Will the CC&R’s and the ACC Guidelines really be enforced?
Yes! Both the CC&R’s and ACC Guidelines were written to protect the integrity and the value of the community of Lakes At Telaga. Disregarding either of these documents will not be allowed.
